About Project

BACKGROUND & CLIENT:

One day a man came to my office, Sorry I forgot his name, toenquiry me about my project and my experience. Telling me he visited more thanforty consulting firm to select an Architect for the project. Very interesting,I never met such type of situation. Basically, I am an introvert person and noadvertisement of my firm. I asked him how he got the address of my firm. hereplied that he is the uncle of Golam Moula Rony. He visited more than 40consulting firm for his project at Basundhara. Golam Moula Rony in a discussionwith Mahtab Talukdar. At that time, he was a member of Bangladesh ElectionCommissioner also a great writer, Collected my address from from there.Mentioned there that I designed Masjid at Hapania for him and presented himwith the animation of that masjid. He was so impressed that whoever meet him heshows the animation of the masjid.

Mama told me, surely, I know the name of famous Golam MoulaRony my negative reply hurt him very much and looking at me with disturbance. Iapologized to him for not knowing that name. Knowing the rate of consultancyfee which I think is reasonable but mama said my fee is highest and only onefirm is close to my fee. I don’t even know that there are so many ArchitecturalConsulting Firm and works amazing low fee. Great experience for me and throughmama will never return. With great Surprise mama returned and I met Golam MoulaRony in my small office. Nice person impressive talking. You tube personality,tv personality, writer, Businessman ex member of Parliament.

DESIGN CONCEPT:

Clint wants two each floor, should be well ventilated airand sun from every side. Four apartments for him and three children should beprovided with open terrace. Typical floor design will not be provided with openterrace. Some flood plans should be simplified with changes and modifications.It needs different floor plan with keeping the service duct, toilet as possibleon same position. Difficult and hard-working job with synchronizing thevertical service. Rajuk rule G+9, so 18 no car parking needed. For avoidingbasement floor 18 no car should be provided in to ground floor only on 10 kathaof land. For providing the parking facilities and vertical circulation, liftlobby & stair has to be placed at the end of building. Shape of thebuilding became portrait. Core holding two third weight of the building whichis gradually folded.

RAJUK APPROVAL SHEET:

About approval of the project advising my clint to contactagents for approval from Rajuk with package deal. My clint got angry and saidto me that he will not engage with any agents for approval and will not spendany single money expect the Rajuk affiliated foe. I thought that this is theend of the story we will never get the approval.

Astonishment the project approved from Rajuk in one sheetlater we know from his office staff that clint directly faced the Rajukauthorities to make the impossible possible.

Due to sudden lack of fund the project paused, though wecompleted the construction design and documents because the clint desired tobuild the project by himself with the help of his mama.

Suddenly the project revived, Clint goes to agreement with anew real estate firm for this project with condition that design will be same butreal estate want basement floor for parking and ground floor entry fountain andlobby. Keeping the main design same placing column changed due to providing thebasement ramp. Design has to adjust again with some new requirements andchanges from real estate firm.

LANDSCAPE AND FOUNTAIN:

Most of the double height (19’-0”) ground floor space forfountain, water fall and Landscape. In this project landscape shifted todifferent level. Cantilever open terrace iedand planter box around all sides ofthe buildings. Both vertically and horizontally.
