About Project
BACKGROUND:
In charge Sena kalyan sangstha was at the time Major general Ershad. after selecting as consultant of that project he desires in discussion with us that building should be simple but elegant looking. Height should be like that it will be visible from long distance. It will be their new head office, So Ershad want that it will be landmark of Motijheel. So, it became one of the earliest high-rise buildings in Bangladesh.
THE SITE:
The land More or less 25 Katha but not in regular shape one side Existing three-story building with a few trees. south side Bangladesh Bank Northside Road from Shapla chattar, West side a side road connecting Bangladesh bank became a dead-end road for security of Bangladesh bank. Tapered East side other private plots. Early eighties DIT Dhaka Improvement Trust rules were more relax. Far was not important. In motijheel and Dilkhuse Commercial area entire land can be used for commercial building. Parking of car was not mandatory.
DESIGN CONSIDARETION:
The shape of the plot was not rectangular. One end tapered so to utilize maximum area of land design was done with respect of land. Two rectangular blocks with 450 tapered ends in south side and north side. Service and circulation between two blocks linked sidewise,
The time demand was more of small space mainly for shop and office so the rented space separated by service and circulation space providing 6 nos bike one common stair one fire exit stair, air handling unit room with toilet for lades, gents and executive.

Basement floor: parking for 19 car, Air conditioning equipment room, pumphouse, work-shops, slope, Guardroom and 2 nos of underground water reservoir.
Ground floor: parking for 13 car, double height entry lobby and veranda. 8nos of Shop with other common facilities.
Mezzanine floor: Space shop Typical floor: Two separated commercial block of three side opening, with industrial 4 nos executive toilet. In common service area toilet for lades gents, Executive’s, Air handling room.
Prayer Hall and lift machine room on the top floor.
Plinth height 3’-0” Ground floor with mezzanine floor .19’-0”
Each floor 10’-6”. Total height 223’-0”. Parapet 8’-0”
Drawing submission on 01-01-42 and got approved from DIT on 16-01-82. Takes only 16 days for approval.
FACADE: Fare finished concreate used after several experiment on site making several samples with different proportion of white cement with different cement brand. Solid 45-degree wallet end surface with fare finished concreate make the boundary elegant and simple.
For a high-rise building painting the outside every year or every few years is difficult and expensive. For Fare finished concreate no painting is required. A lifelong surface with natural look.
CURTAIN WALL:
Probably first time used in Bangladesh. At early 80s financially Bangladesh was not that affluent. In the end many cases client wanted to reduce the fund so architect had to adjust and compromise with the original design. Especially in the case of center air condition system and deferred to future. The building centrally air condition based on water system, It needs huge space in basement for it to paint and floor needs separated room for air handling. For providing central conditioning Initial investment is huge. So, to avoid this situation Carlton was used in all exterior service so that client will be bound to implemented the central air-conditioning system
FORM:
Visually high-rise building space confined in one space or one block convenient for circulation and other services. here site was not in regular shape or rectangular block so to obtain maximum utilization of space three different block bundled together also north block and south block one end has to tapered in45° to accommodate the building with site. Other block and tapered due to synchronizing with design. Middle dog sandwiches with two blocks. The middle block is service block providing six number of lifts two staircases and one fire stair, Toilet for executive, gents and ladies and air handling unit room.
PARKING:
In late 70s and early 80s parking in Dilkush area and also in the Motijhil area was not so acute because number of cars in that in the Dhaka city was limited. for approval of the DIT sheet parking was not mandatory so parking was not priority factor at that time. property was for rental space as much as possible considering the requirement 15 nos cars parking was provided at the ground floor and 19 of car provided in basement floor.
In road side (North) the clint manage space between buildings and road for parking both side with the driveway. Also, west side dead end road to Bangladesh bank manages for parking space.
STRUCTURE:
BUET headed by Dr Jamilur Reja Chowdhury responsible for structure. Building stand on raft foundation on pillar in one level but the basement level in different height in two floors. Air conditionings equipment room need high height, where Car-parking does not need that much height. Difference between two level 4’-0” filling the. Filling the raft 4’-0” with hand with hard slab for parking.
Middle service block providing two underground water reservoirs one for fire fighting with pump house and other service.
Structure based on beam column system with flat plate road with heavy peripheral beam for lateral force and protection from earthquake.
